Starting in the mid 1980’s Twin Devco has crafted a deep proficiency in land acquisition and entitlement processing. Twin Devco identifies geographic areas with strong growth and seeks to acquire properties with good development potential. Unlike most developers, we rarely engage in any physical construction activities. Instead, we focus our efforts specifically on skillful acquisition and creating the highest economic value through the entitlement process, then sell to the ultimate developer / builder.

In general, we team with one of the nation’s largest integrated development companies. This NYSE listed development company many times will refer attractive acquisition targets to Twin Development Company to ultimately acquire for its own account. This with the understanding, and indeed a bona fide purchase contract to acquire the property for a wholesale entitled value once the property is fully entitled. In exchange for a commitment to sell at a discount to the entitled value, they agree to fund all entitlement activities. This includes planning, architectural, engineering, legal, etc.
